Is ICF suitable for one off, self builds?
This project is a prime example of how ICF can be successfully implemented in a self-build home. The client was particularly eager to utilise ICF for their 8,000 sq. ft. custom home but initially struggled to find a reputable and experienced ICF installer. That changed when they discovered ICF-Structures.
Large, Beautiful Two Story One-Off Home

The client was impressed with ICF-Structures' professional, 5 stage build approach and strict quality assurance procedures, which are implemented on all projects, regardless of scale.
One of the client’s key reasons for choosing ICF-Structures was the additional support offered, as standard, to follow-on trades, including stonemasons, roofers, and internal fit-out teams. This guidance proved invaluable to the client, ensuring a smooth transition between construction stages.
The scheduled build time for this project, from foundation level to roof level, was just 16 days—an impressive timeline for a home of this scale. This efficiency was achieved with a compact install team of just three skilled professionals, highlighting the advantages of ICF construction in reducing both labour and time costs.
A common misconception about ICF is that it limits high spec architectural finishes that are demanded from such one-off builds. However, this is entirely untrue. ICF can accommodate any architectural specification, making it a perfect choice for high-end self-builds. The Fifield’s project was finished in full Cotswolds stone and the ICF seamlessly accommodated the stone cladding without compromising the projects schedule and follow on trades.
One recurring feature of self-builds is that they often specify larger window and door openings, as well as expansive, non-standard living spaces. ICF easily accommodates these design elements without compromising the building schedule. Structural elements can be incorporated into ICF in the form of in-situ reinforced concrete beams. This eliminates the need for relying on steel beams, further streamlining the construction process.
One-off homes typically come with premium costs due to high mobilisation expenses, larger overheads, and preliminary costs. However, the speed of ICF construction helps eliminate these inefficiencies. While these costs still exist, our ability to accurately plan and adhere to our schedule allows for better cost management, ultimately making ICF a cost-effective choice for self-builders.
The Fifield’s project stands as a testament to the efficiency, flexibility, and superior finish that can be achieved with ICF construction. By combining speed with architectural excellence, ICF-Structures continues to prove why ICF is the ideal solution for self-builders looking to create a high-spec, bespoke home efficiently and cost-effectively.
Do you have a project we can help with?

The ICF system they use is very adaptable and extremely quick. The project is now ahead of schedule. We will continue working with ICF Structures on all future projects.
