Is ICF Quick to Build?

Thanks to efficient planning and execution, the project progressed smoothly, with only a minor two-day delay due to adverse weather conditions affecting a scheduled concrete pour. 

Despite this, we maintained exceptional efficiency, completing the structural build in just 32 days. The initial programme, for all five units, was scheduled for 30 days from foundation to roof level, representing a significant improvement over traditional construction methods.

The use of ICF provided a remarkable time-saving advantage. A traditional build for this development was estimated to take 120 days, meaning our approach achieved a 70% reduction in construction time. This was accomplished with an install team of just three, highlighting the labour efficiency of ICF systems.

One key takeaway from this project was the impact of constructing internal load-bearing walls using traditional blockwork. Labour shortages and weather constraints slowed progress, ultimately reducing the overall time savings gained from ICF construction. In future projects, adopting ICF for internal load-bearing walls would further optimise the schedule and enhance efficiency.

A critical planning condition for this development required the finished houses to feature a Cotswolds stone exterior. Stone cladding is a time-intensive process that typically delays subsequent works, such as roofing and internal fit-outs. However, by leveraging the rapid build time of ICF, we were able to make the structures watertight well ahead of the stone cladding process. This strategic sequencing allowed internal works to proceed in parallel, ensuring the project remained on track.

The Highfields project is a strong testament to the benefits of ICF construction, demonstrating how significantly reduced build times can be achieved without compromising quality. The time savings also translate into cost efficiencies, as a shorter construction schedule helps to lower overall project expenses, making ICF a smart investment for developers and contractors alike.
